When water damage happens, every minute matters. The average U.S. household uses 300–400 gallons of water per day, and when a pressurized system fails, that water can quickly migrate into walls, floors, ceilings, and personal belongings. With over 14,000 water‑damage claims filed daily, knowing what to do in the first 24 hours can be the difference between a manageable cleanup and claims recovery, and a devastating, costly loss and protracted claim process.

A Guide to Protecting Your Property and Your Insurance Claim

This guide walks you through the essential steps to take immediately after discovering water damage — from stopping the flow to protecting your interests in an insurance claim.

(1) Stop the Water Flow Immediately

The first and most critical step is to shut off the water supply. Most properties have two shutoff points:

  • Interior shutoff — often located in the basement or mechanical room
  • Exterior shutoff — typically near the street where the water main enters the property


Every household member — and key personnel in a business — should know where these valves are. Quick action can prevent thousands of dollars in additional damage and may save irreplaceable items.

(2) Contact a Licensed Plumber to Identify and Document the Cause

Once the water is off, bring in a qualified plumber to diagnose and repair the issue. Their findings matter more than most homeowners and businesses realize.

Insurance companies rely heavily on plumbing invoices and reports to determine:

  • What caused the loss
  • Whether coverage applies
  • Whether coverage is limited


A vague or poorly worded plumbing report can unintentionally harm your claim.

Example: A report stating “water came from the toilet” may lead the carrier to classify the event as a water backup, which is often limited to $5,000–$25,000, depending on your policy. But if the plumber documents a soft clog causing an overflow, that is typically considered a water overflow, which is covered under the main policy limits — a major difference in payout.

(3) Protect the Property from Further Damage

This is the second major duty after loss. Insurers expect homeowners to mitigate damage even before adjusters arrive.

Examples of reasonable mitigation:

  • Moving furniture and personal property out of wet areas
  • Using towels to contain the spread of water
  • Placing buckets under active leaks
  • Opening windows for ventilation (weather permitting)
  • Running fans or dehumidifiers
  • Removing standing water when safe


Do not remove drywall, flooring, or structural materials before they are documented and/or have it completed by a mitigation company.

(4) Bring in a Qualified Water Mitigation Company

Your responsibility is not to tear out walls or determine moisture levels — that’s the job of a professional remediation contractor. They perform:

  • Moisture mapping
  • Drying strategy
  • Removal of affected building materials
  • Mold prevention


Your insurance company may recommend “preferred vendors,” but remember: those vendors work for the insurance company, not for you.

This can create problems, such as:

  • Surface‑level drying that ignores wall or ceiling cavities
  • Incomplete mitigation that leads to mold growth


You may also hire an unqualified or greedy mitigation contractor who completes overly aggressive demolition to inflate their scope. This is also not ideal and can lead to claim complications and disputes over scope with your carrier.

Choosing the right mitigation company is crucial, especially when you’re under pressure and making fast decisions.

(5) Contact a Public Adjuster Early — Ideally, Before Filing a Claim

One of the most overlooked steps in the first 24 hours is contacting a Public Adjuster. A Public Adjuster represents you, not the insurance company, and can:

  • Help establish the correct narrative for the claim
  • Prevent avoidable denials or coverage limitations
  • Recommend vetted mitigation contractors
  • Handle all communication with the insurance company
  • Negotiate the full value of your loss
  • Recommend plumbers and other vendors


You can hire a Public Adjuster at any stage, but bringing one in before filing the claim gives you the strongest position. If you wait until later, the Public Adjuster must work within the constraints of what you’ve already said or submitted — and Public Adjuster fees may increase.

(6) File the Insurance Claim (With Caution)

Once the plumber has addressed the issue and mitigation is underway, it’s time to file the claim. If you’ve hired a Public Adjuster, they will handle this step for you.

If you’re filing on your own, proceed carefully. Everything you say to your insurance company — even casually — becomes part of the claim record. Insurance carriers are not operating benevolently; they are protecting their financial interests. A single misstatement can reduce or limit your coverage.
